Landlords reminded of risks posed by gas appliances
Most holders of landlords insurance are unlikely to have noticed that the first national Gas Safety Week has just ended. In an effort to educate landlords and homeowners across the UK, Gas Safety Week carried the important message of gas safety to cities all over the UK.
Advice given to landlords included always checking the ID provided by the engineer, and if there is any doubt of its authenticity contact the Gas Safety Register to check their details. The result of a faulty gas appliance could be a fire that leaves your property damaged or even destroyed. An even more serious consequence could be the injury or death of a tenant staying at your property.
Any of these scenarios could result in a claim being made on a landlords insurance policy, and if the gas safety records are not in order the insurance company are unlikely to pay out.
Other advice offered was that in addition to fitting fire alarms, it is just as important to fit carbon monoxide alarms. These devices are able to detect this colourless and odourless gas, which is has been a tragic cause of death for people living in houses with faulty gas appliances.
Keeping your property protected with landlords insurance is important, but keeping it safe from the hidden dangers posed by gas is also a priority that must be recognised.
